Are you a first time home buyer? Have you bought and sold many properties? It is always a good idea, regardless of your level of home buying expertise to follow these important tips when taking the plunge on your next real estate transaction.

1. Your Agent – When selecting a real estate agent try and find someone who is familiar with your situation. First time home buyers need to work with agents that have experience working with first time home buyers. There may be loan programs and incentives that they can introduce you to that can benefit you greatly. If you’re an investor than find an agent that understands the dynamic nature of their market and where the good investments or passive income are to be had.

2. Your Loan – Spend the necessary time finding a lender and a loan officer that you are comfortable with. If you see a loan that looks too good than beware. Put priority on the reputation of the lender above what may seem like a great bargain. If you find a loan that is better than your trusted lender, than give your lender the chance to match the terms and rate to the best of their ability before working with an institution that you’re not familiar with. Get a good faith estimate on what your mortgage amount will be including principle, interest, taxes, insurance and home owner’s fees. Be comfortable with the final number or lower your price range to accommodate for additional costs.

3. Location – You can change a home but you cant change it’s location. First time home buyers are often enticed to buy a larger nicer home in a less desirable location. Take into consideration your lifestyle and the benefits of being close to amenities. An hour commute may not be worth it to have a granite countertop.

4. Does it Feel Right – Your home evokes a feeling as much as a place to protect you from the elements. Make sure that you feel comfortable in your new home. Most buyers know in the first 15 seconds whether it is the right home for them. Trust your instinct.

5. Seller Disclosures – When you receive disclosures from the seller don’t just glance and sign. Reviewing the disclosures with your agent could arguably be the most critical aspect of the transaction. There’s a reason why the most real estate litigation occurs around disclosures.

6. Know your area – Spend the time and effort to understand what is going on in your future neighborhood. Every area can be different, so it would be good to know how far your dollar goes in the community your interested in.

7. Proceed with Caution – Make sure that you get answers to all of your questions from the proper professionals. If you have a geological question get an answer from a geological engineer. If you have plumbing question, talk to a plumber. It sounds kind of stupid, but homes can be complicated, so seek the right professional to answer you specific questions.

8. Know how to Negotiate – Negotiating requires a knowledge about what you’re negotiating. It’s not a good deal of you don’t know what a good deal is. Fifteen percent off a home that is overpriced thirty percent is not a good deal. Five percent off a home that isn’t overpriced can be a good bargain. Understanding the value of the home before making an offer is essential. Use the comparable properties that are similar to the one you are making an offer on as your ammunition for a bargain.

9. Hire an Inspector – There is no reason why you wouldn’t get a physical inspection. There’s no such thing as a perfect property, so isn’t it your right to know what’s not perfect? Make sure you have a qualified professional working for you that isn’t afraid to refer you to a specialist if something comes up outside of their scope. After you have reviewed their report evaluate what repairs need to be done and assess whether you are willing to walk if the seller doesn’t correct them.

10. Get a Warranty – Yes even resale and foreclosure homes can get home warranties. They are a great investment for peace of mind during the first year or so in your new residence.

Most importantly you want to make sure that you are working with services that have your best interest in mind. That way your agent, your loan officer, your title officer, your inspector, and escrow officer (depending on your state) are all working for you to make sure you make a sound purchase that you are happy with.
